What are people saying (AI review summary)? Reviews for the community are mixed, with strong positive and negative sentiments. Many residents praise it as a beautiful, family-friendly community with numerous events and recreational amenities, including a recreation center with sports, a gym, outdoor pool, multiple parks, and lake activities like fishing and boating, as well as a golf course. It's often recommended as a great place to raise children. However, significant criticisms highlight issues with the HOA and community services, citing poor maintenance of amenities, particularly the lake, which is frequently closed due to unsanitary conditions and reported parasites. Roads are reportedly not plowed after snow. Water bills are described as astronomically high, and the water itself is deemed non-potable according to a VA-funded study. Concerns were also raised about unsettling behavior from one security guard and general rudeness from some residents and their children.

HOA is a joke. The amenities are crap. The lake is almost always closed due to some sort of nastiness and according to some full of parasites (I've never been brave enough to swim in that cesspool but I know of a couple people that did and ended up with parasites). If there's snow, guaranteed the roads in CWL will not be plowed. There's one security guard that enjoys following lone women/girls walking, very unsettling. Even if you use no water get ready for a massive water bill... For water you really don't want to drink straight from the tap. With all the issues CWL has that they can't seem to fix they seem to have no issues buying new maintenance and security vehicles. It's awesome to have to pay so much to live in this gated dump masquerading as a lovely recreational community 🙄
I have cleaned multiple homes here and never had an issue! Beautiful community!
This is a great community full of community events for all ages. Recently there was Valentines Bingo and Winter Fest. At the Recreation Center there’s weekly sports any one can partake in like volleyball, Pickleball, Basketball , ping pong and more. There’s also a gym to work out and outdoor pool and multiple parks. Ice fishing is huge on the lake in the winter and boating/fishing in the warmer months. For those that like golf, there’s a course and club house that hosts events as well.
Where our landlord was great, and the security staff very respectful the rest of the community was deplorable. Many residents are rude and their children down right disrespectful and outweigh the few gems who live here. The community services (pool, lake, parks) are poorly maintained and thr staff who are to help with these services are less than polite let alone helpful. I feel I must mention the water bills too; ASTRONOMICALLY high and according to the VA funded water study we had done through Lovell Federal Healthcare Center, not potable either.
13 years living here and just love this community! Great place to raise children and highly recommend living at with family.
