What are people saying (AI review summary)? The reviews for this apartment complex are predominantly negative, with numerous residents expressing significant dissatisfaction. Common complaints include excessively high rent, numerous hidden fees (parking, garbage, pet fees, renters insurance), and substantial annual rent increases. Despite some units being updated, quality issues persist, such as roach infestations, thin walls leading to noise complaints, and poorly maintained amenities like a dirty pool. Safety and cleanliness are also major concerns, with reports of uncollected pet waste, drug injection needles and marijuana use on the property, and significant theft from the parking lot. Management is frequently criticized for being rude, unresponsive, unhelpful with packages, and for delays in processing refunds and returning security deposits within the legal timeframe. While one review praises 'new management' for being understanding and responsive, and highlights well-kept grounds, cleanliness, and updated units as affordable, this positive sentiment strongly contradicts the overwhelming negative experiences shared by most reviewers, who advise prospective tenants to look elsewhere.

Very expensive rent for what you get, with tons of extra fees for parking, garbage, etc. I was in a non-renovated 1 bedroom unit, 800 sf, and was paying $1700 a month, with the rent being $1525. My understanding is both the rent and the fees are going up this year for people who renew or for new leases. The walls are thin and we could hear neighbors fighting weekly around 2am-4am. We tried the pool once and it was either full of algae or just dirty, because the water was very cloudy. People rarely pick up their pet waste (or their litter for that matter), although management sends out announcements regularly to try to get people to care, so walking around the property is a risk. Fortunately the new management is understanding and nice, and the maintenance is very prompt, but the units themselves are terrible. They appear nice superficially, but are definitely not worth it in my opinion. There are many nicer apartments in town that are similarly priced or cheaper - do yourself a favor and look somewhere better!
Looks nice and decent management, but huge theft issues from the parking lot.
RUN! Literally the only best advice I can give you. The management is absolutely horrible and the rooms were recently updated, yet the buildings are still infested with roaches. I would rate my stay here at a -10 out of 10. Keep your eyes on the HIDDEN FEES! They have a fee for parking and also a fee for trash when you can literally take your trash. I wouldn't be surprised if they would charge you a fee of just breathing in the apartment. Management is absolutely rude for no reason, they should never be in customer service. I'm glad I moved out and found a better place down the street. P.S. don't believe these 5 star reviews, most of them are hidden accounts made by the management team.
EVERY neighbor we talked to and ourselves have regretted renting here. They were going to increase our rates by in between 7-19% (depending on the lease time) and actually retracted the increased rate when we said we wouldn’t renew (desperate). For one of the repairs we needed we put in a service request that asked for our availability to come do the repair and the service guy showed up completely out of the timeframe we set. Front desk ladies constantly claimed they didn’t receive our packages and wouldn’t even get up from the desk to look. They also charged us renters insurance even after we provided proof we had our own already and it was a LENGTHY process to get it refunded. We have yet to receive our refunded security deposit and it’s been almost 2 months. Utah law requires the return within 30 days. Yet they had no problem asking for rent and charging a fee if we were even one day late (we were never late). We found drug injection needles in the parking lot, ppl smoking marijuana in our building daily, our neighbors had a flood that Oasis Palms said they would not fix, other neighbors were charged a monthly pet fee when they didn’t even have a pet, another neighbor’s fridge had been out for 2 weeks without a replacement, some ppl were told washer/dryer were included in their unit and others had to pay a monthly fee, and I could go on and on. Absolute TRASH of a place to rent from. Just DO NOT.
The apartment community is very well kept up, groomed regularly and the grounds are clean. For a pet friendly community, it is refreshing to see the tenants actually do pick up after their pets! The office staff are super nice, great to work with and are on top of it. The tenants are nice and the apartments are updated; this is a great, affordable place to live. I highly disagree with the prior negative reviews, as this is my 2nd time living here, and the quality of the property is better than before. I would definitely recommend this property!
