What are people saying (AI review summary)? Recent reviews indicate a mixed, but largely negative, perception of the neighborhood. While some note cheap rent and daily efforts to pick up trash, it's generally described as run-down, with trash often thrown around and piled high in dumpsters. Recurring problems include significant pest infestations (roaches, mice, rodents) and a consistently closed pool despite high HOA fees. Maintenance is criticized for being slow and unhelpful, with rude office staff. Concerns about safety are prominent, with mentions of constant traffic, a shooting, and it not being a safe place for kids. The demographic includes many non-English speaking families. One very outdated review (from the early 90s) recalls it as a nice, friendly, and convenient place, but current feedback points to a significant decline, with many recommending to steer clear unless seeking very cheap living with low expectations.

A busy little neighborhood. Lots of kids playing outside. Many non English speaking families. It's a lil run down and trash gets thrown around but they have people almost daily picking up trash and doing their best to keep it clean. My apartment needed some attention but that is mostly bc of the previous tenants. Have heard of roaches and mice being a problem in some units. If your looking for more upscale I do not recommend however, if you are just looking for a decent place to live I say go for it. Rent is cheap and the people are nice. I wouldn't use the word friendly but they are nice, generally speaking.
If I could give this place zero stars I would. I had a leak in my roof and it took them forever to fix it; they tried to argue that it wasn’t their problem to fix. When it states in their HOA policy that the outside structure is their responsibility. They finally fixed it and then later all the roofs in the complex were replaced any way. The lady and man who run the office are both very rude. If you are looking for a safe neighborhood then I definitely wouldn’t live there either because there’s so much traffic constantly coming in and out of there. There was a shooting when I lived there. Not a safe place to raise kids.
If you enjoy swimming….forget it. The pool is ALWAYS closed. They keep saying the gate is broken. My guess is 100k a month I. HOA fees would be plenty to keep the pool operational. Trash piled high in the dumpsters and problems with rodent infestation. Do yourself a favor and steer clear of this place
We lived there back in 1992 to 1993. It's a nice place, very friendly neighbors and convenient to everything. I have fond memories of this place.
Trashy neighborhood sad to see how they live there. It has went to hell in a hand basket and foreign domestic living.
