What are people saying (AI review summary)? The reviews reveal significant dissatisfaction with community management and maintenance. Recurring issues include an ineffective HOA, neglected exterior lighting, poor landscaping, and persistent trash accumulation. Safety is a major concern, with reports of unsupervised dogs (one nearly attacking a resident in a wheelchair) and general insecurity, particularly at night. Parking is problematic due to an inefficient system where a tow company requires security verification, but security personnel are rarely on-site and uncontactable. While one landlord was positively noted, an HOA representative was described as rude. Additionally, one potential renter experienced a no-show for a confirmed apartment viewing. Despite one review mentioning the place as 'fairly nice' with a caveat about roads needing repair, the overall sentiment is largely negative, with strong recommendations to avoid the community.

HOA does nothing. Half of the exterior lights have been out for over a year. There's dogs running around all over the place. My wife almost got attacked by one, IN HER WHEELCHAIR. There's always trash everywhere. The landscapers do almost nothing. The whole neighborhood sucks. I'd stay away from this place.
I inquired about an apartment and was told to come to the viewing today at 11. A confirmation text was sent and I confirmed the viewing. I arrived at 10:57 and texted the person I spoke with that I was there. No response. Called and there was no answer. After 10 minutes I left.
While our landlord has been great. Unfortunately the overnight HOA lady is rude. The HOA told our landlord we have a assigned parking and have a tow company on contract to remove vehicle parked in wrong parkings. However, the assigned parking is pointless since Zip Tow refuses to tow any car unless they get security verification. Security verification isn't possible though when Invictus Security is rarely onsite (definitely less than 40hrs/week) and no number was provided to contact security.
Not the safest place, especially at night. But I, myself have never had any problems. Seems there is always lots of trash on the ground.
Fairly nice, the road could be redone.
