What are people saying (AI review summary)? The reviews present a stark contrast in experiences. A few residents laud specific staff members, particularly Tania, Johnathan, and Scarlett, for being welcoming, wonderful, and helpful during the move-in process. One reviewer even described the property as 'breathtaking'. However, the vast majority of feedback is overwhelmingly negative, detailing severe and widespread issues. Residents report units in extremely poor condition, featuring structural defects like leaks and ceiling collapses, unsecured fixtures, dirty carpets, and superficial repairs (e.g., painting over mold). Maintenance is consistently criticized for being severely understaffed (sometimes only one person for the entire property), leading to incredibly slow or non-existent responses to repair requests, with issues persisting for months. The property's exterior is frequently described as littered with trash, dog feces, and bottles, exacerbated by a perpetually broken trash compactor and resulting rodent problems. Management and office staff are often depicted as unresponsive, short-staffed, and dismissive, failing to address tenant concerns, resolve billing errors, or answer communications, while simultaneously being diligent about rent collection. Other major complaints include an unsafe gym (due to squatters and broken equipment), a dirty pool, car break-ins, inconsistent trash valet service despite a fee, and a problematic application process that resulted in lost fees for some. The overall sentiment among negative reviewers is one of profound disappointment, frustration, and a strong recommendation to avoid the property, citing a lack of meaningful solutions to long-standing issues.
Reviews
The condition on my unit is held on together with spray foam, electrical tape, Elmer's glue and chewing gum. They are constantly short staffed both in the office and in maintenance. Often times no one is available or it takes days for a response unless you physically go to the office to speak with someone. The conditions outside littered with trash, dog feces, beer bottles and cigarette buds often seen throughout the lot. Their trash compactor often is down so bags of trash is left unattended. The tenants do not follow the trash policy so rodents access the trash and leave garbage all over the hallways and steps. Someone was living/squatting in their gym during after hours, sometimes hiding in the bathroom until he was discovered by residence, absolutely unsafe and unacceptable. The equipment in the gym is dated, missing, or out of operation and unusable. The pool is often dirty. Car break ins. I dont know how some of these units pass code, often the toilet, dish washer, or garbage disposal needs repair. Unsecure appliances, trash valet inconsistent. Electrical sockets not secure hanging off wall, kitchen tile floor coming up, dirty carpet, leaks in 2 areas of the unit needing buckets to catch rain for MONTHS, my ceiling collapsed, the tile in the bathroom cracks, rust, or other discoloration can be seen and they usually just paint over it. They paint over cracks, mold, and water stains. As of this writing they literally only have 1 maintenence staff available for the entire lot. He's their head maintenance, he does what he can, he's a good guy. Retained from the previous owners of the property. They harass you over paying rent timely, meanwhile you've been waiting days, weeks, months, for them to complete services in your unit. I do not recommend this area owned by the Lion Real Estate Group, not even their corporate office answers the phone, multiple voicemails gone unanswered. The move-in special they offer is not worth the headache you will experience. Most people who lived here have not renewed their lease, go look somewhere else. Please everyone report your experiences to Consumer Protection Office of Charlotte, Code Enforcement and Health Department, and the Better Business Burea if you were misled, harassed, or scammed by the landlord. All they say is what they tell everyone, "we're sorry for your experiences, the delays, and inconveniences OR they're still waiting to hear back from corporate before they can do anything" but they will make sure as hell a notice is on your door that same day about your rent too. Read the reviews from nearly a year ago and see if my experience differ from the others grievances, they dont. From the noise, the unsupervised kids, to the same generic response Radbourne put on everyone's review. I assure you nothing significant will be changed, you are fair warned, and this is one of their "UPDATED" units. This is the result of no solution, because if they provided a solution, I wouldn't have written this review.
This property is breathtaking and the people are so welcoming! We have been in touch with Tania the whole time during our move and she is WONDERFUL. She has gone above and beyond to help us. What a wonderful human being. I look forward to our experiences here
The girl Tania who rents the apartments… told us to do the application online, I did it and they didn’t accept me, I paid 300 and something dollars, she says tell your husband to do it and he can apply and then he did it and the online page wouldn’t let him link his bank, we called her to see how she could help us because she had said that if we needed anything to call and if managed said that the police were going to call us because we were called and that Tania was not going to help us… we lasted 1 week in that process and they say that the girl was never there when we called before that. They were very irresponsible and rude we lost our money…. Aside from the fact that my income is 8x the rent plus my husband’s! Only Latinos and I think there were a few tenths too. A cousin who lives in the apartments recommended us
My experience started out decent, lots of repetitive requests during the application process, but hey, that’s the process of renting. After moving in, I noticed a few unscrewed kitchen cabinet doors, unsecured laminate flooring, the stove rocks back and forth and the carpet was dirty. Not to mention I was being charged damage waiver fees despite purchasing an insurance policy in full, presenting the documents to the insurance company as required, who then sent me an email stating that my charges would be removed. I presented that email along with proof of my policy to the leasing agent, only to be directed to submit the information to the insurance company. I replied to the leasing agent (Jhane?) that I had already done that. 30 days later still no response from her. I reached out to Alyssa Pruitt who had sent an email asking about a survey I had filled out and I also explained to her the reason for the survey score and it’s been three weeks and still no response. The trash valet is inconsistent and sometimes doesn’t even pick the trash up and I pay $25 a month. This is my experience here thus far and it’s only been less than three months. I’m incredibly disappointed and frustrated. If management plans on responding to this review, can you please use that same energy and either respond to my emails that were sent a month ago or remove those fees from my balance as I’ve requested multiple times?
The staff is absolutely amazing, Johnathan Tania and Scarlett are awesome. They Meade me feel so welcome... I knew right away that I wanted to live here. Thank-you guys you ROCK!
