It does not have a community vibe at all, everyone is in everyone’s business not be neighborly but to just complain and whine. Has some of the highest water rates in the country, along with the worst water pressure. They are horribly managed and will waste money on things that do not improve the overall infrastructure of the area. Be prepared to be squeezed for every extra penny they can get, pool, better courts, golf, none of it is included in your HOA dues. They even have a little compliance car that drives around picking and choosing what in their opinion looks wrong and you’ll get a letter. During Covid they applied for a loan they weren’t supposed to apply for but did anyway, they got it and spent it on “salaries” even though all dues were still paid during that time. Yes it was forgiven, but then it was caught and now have to repay it, which will be passed to the homeowners due to the shady mismanagement of the board. Dues increase like clockwork every year and even with the increases they cannot run the place properly. If you’re a stepford wife or just like living in a theifdom this is the place for you.
We moved here from Florida in 2021 and love this community. The HOA fee, around $115 per month, is reasonable and include: use of 5 lake beaches, playgrounds, tennis/pickleball courts, fishing pond, boat ramp, etc. There's also a beautiful pool, additional tennis courts and a golf course, with additional fees. We also have a nice restaurant with good food and reasonable prices. My only complaints are the water bill, and the few shopping options in the area, but no place is perfect. All in all, the best thing about this community is the people; everyone is nice and helpful.
We bought a house and moved here in 2022 and we love it. I work north of Charlottesville, but after looking at houses in Charlottesville and Albemarle County there was nothing we could afford at the price point we were looking for. Not only did we find a larger house for less money at Lake Monticello, but the neighborhood is also safe, quite and friendly. The community has several amenities, such as a lake, golf course and multiple parks, but we would have moved here even without them. People do complain about the cost of utilities, especially water, but for us our housing costs are still less then if we lived closer to my work. The HOA fees are also really reasonable. Coming from Florida were you could pay $300+ a month in HOA fees for little to no amenities, I would have no problem paying even more then what our HOA fees are currently at the lake. My family and I really like it here and plan on staying in this community as long as we work in the area.
Becoming like everywhere else , solor panels on buildings that only help the administration. Cops sitting everywhere must becoming a bad neighborhood. Karen's and Darren's everywhere I mean everywhere
I've lived here for nearly 40 years and love it. The dues are about $100 a month which is dirt cheap for what you get. The lake and beaches are beautiful, and there are many groups to join from book clubs to pickleball. Neighbors range from young couples to retirees and I like that. Very safe, the roads are full of walkers, joggers, dog walkers, bicyclists and the occasional baby carriage and I like that too. HOA regs are very reasonable (LM is a wildlife refuge and that comes with restrictions on what you can do), and the security police are here within 5 mins. if you need them. Grumpy people are gonna grump; so move.
