As all the other reports seem to mention the HOA here is truly awful. You can’t add a flower to your yard without getting a fine. It definitely makes you feel like a renter even though you own the place. We moved from another state so didn’t shop around as much as we should have. There are definitely nicer alternatives for less who have way less strict HOA. I worked for an HOA company in town and I know for a fact that some neighborhoods are out for greed and want a ton of violations while others are way more laxed about it. Whether it's an assessment fee, entrance fee, maintenance fees, penalties for what they claim as not taking care of your lawn, trash, or some vague administrative charge, there is always something on the bill. I got multiple fines for not taking care of my lawn. When I disputed them, they said they had given me warnings before, when I asked them to show proofs, they failed to do so, but still charged me at the end. They even charged me for certified mail fees, claiming that I have signed the packages, while in reality they never gave me anything or bothered to talk to me once. Another major issue is the HOA's strict prohibition on homeowners renting their properties. This policy shows a complete disregard for property owners' rights and financial autonomy. As a homeowner, I expect the freedom to decide how I utilize and manage my property. However, West Creek HOA seems to believe that they know better than the homeowners themselves, effectively dictating who can or cannot rent or occupy the homes. This restriction is not only unfair but also detrimental to homeowners who might rely on rental income or investment opportunities. They refused to let me rent the property for 5 months!!! By the time I write this review, I am still on “the wait list” so I become eligible to rent my house to someone. Isn’t this ridiculous? The HOA's bloated budget seems to be focused on maintaining their own bureaucracy rather than improving the community's amenities or addressing actual concerns. My attempts to seek explanations or clarification regarding the fees or policies have been met with vague responses or outright dismissal. In conclusion, do not buy a property here if you are an investor. Even if you are not, thinks very carefully about living here. There are undoubtedly better alternatives available that prioritize the well-being and autonomy of homeowners.

Love events the neighborhood has for the community. The staff however is rude. Always seems to be annoyed when I ask to bring my little one into the playroom in the front office to play. I thought that's what playrooms were for. Not sure why this is an issue.
