What are people saying (AI review summary)? The reviews offer a mixed perspective on the community. Positive aspects frequently mentioned include responsive maintenance, a well-equipped gym (though sometimes crowded), and family-friendly outdoor pools with attentive lifeguards. Some residents appreciate the quiet townhome environment, convenient access to local businesses, and find specific office staff members to be prompt and helpful. For many, the array of amenities, including multiple pools and gym access, provides good value, especially for families. Conversely, several significant issues are raised. Frequent and drastic rent increases, along with perceived unfair move-out charges (e.g., for cleaning and drywall), are a major source of tenant dissatisfaction, leading to accusations of greed and poor treatment. Some residents describe the general office staff as rude and unsupportive. Furthermore, there are complaints about the pool facilities, specifically frequent and questionable closures, unsanitary bathrooms, cold temperatures, and highly restricted access to the indoor pool. These limitations, combined with a perceived high cost and a mandatory 12-month membership, lead some to feel it is not a good value.

I lived in the townhouses for 5 1/2 yrs. Maintenance was always on point! The townhouses are dated but cute! They raised my rent drastically each year, very greedy and money hungry! When I moved out I left that place empty and clean. They still charged me a cleaning fee. I also spackled every picture hole and sanded it down and still charged me a drywall fee!! They also prorated my rent for July and then a month after I left decided to charge me for the other half of the month of July! Again just straight greed, the women in that office are all so miserable and rude! They absolutely do not value a good tenant! I paid my rent on time every month for years and left that place empty and clean!!! They will milk you for every penny, they do not care about their tenants at all!!! I’m just happy at this point that they can’t scam me for anymore of my money ever again! Been renting for 27 yrs and I’ve never been treated so poorly! Good bye riverwood!!
Gym is great, a little overcrowded at times but I've never had an issue with waiting for equipment. Our family loves the pool here and we've recommended to many friends and family. Lifeguards are super friendly with our children and I feel safe with our children swimming at this pool.
Loved my time here it is such a great deal for everything that you get. If it wasn't for a relocation I would have stayed here as long as I could. I was in a Townhome on Stansbury Lane, and it was always nice and quiet loved the small business a walk away. Completely recommend. The office staff Roz and Tricia were so prompt with any help I needed and always took great care of everything.
I love river wood. Yea it’s pricey, yes the gym may be “small” or whatever complaint you have blah blah blah. You knew what it was when you signed up take accountability! The machines and gym is great, they offer $5 childcare for us parents. They have an outdoor pool with slides for the kids (and dad lol); an indoor pool… You can golf at numerous courses, you can visit other gyms and pools like lions gate. If anyone is complaining they’re entitled and spoiled. You get exactly what you pay for…. Our family loves it here, if you are chill and want a place for the kids to swim and to work out after work it’s 100% perfect!
Pool is closed too often for "thunder". Basically anytime a loud car goes by or someone wants a break. Was there today and supposed thunder was called twice while there and none was heard by anyone else there (I literally went around and asked, including manager who said he was too busy manning grill but was outside there). The bathrooms are almost always filty and smell bad. The pools are freezing in May and early June. The indoor pool is almost always off limits except for swim team one lane for swimming laps unless it's Sundays in winter. Too expensive of a membership for all these things limited. And you are locked in for 12 months minimum. We will be going elsewhere next season.
